The Sell It With Agent Scally Process
We have the selling process down a science. Each and every listing goes through the following 6 steps.
Step 01: Consultation Walkthrough
Before we list your home to sell, we LISTEN to you. Tell us what features you love and why it’s special to you! After our tour, we will make recommendations of items that may need to be fixed or re-arranged to get you top dollar.
Step 02: Comparative Market Analysis - CMA
Pricing for the market you’re headed into is one of the key strategies for selling your home QUICKLY and for top dollar.
We use a comparable market analysis (CMA) to make sure your price is accurate based on similarly sold houses within the last 6 months. We will use the CMA and the details we gathered from our walk-thru to help determine the best list price for your home.
If your property needs an appraisal, we may recommend that in this phase as well.
Step 03: Pre-Inspection
As a seller, a pre-inspection will expose items of your house that the buyer’s inspector will find. If you find them before they do, it gives you an edge to make sure you’re not penalized for things that you can fix before-hand! We have a list of preferred vendors you will receive at your consultation if you want to have this done by a trusted professional.
Step 04: Home Staging
If your house needs it, we will bring in a staging consultant to prepare your home for sale. They identify specific ways to highlight your home’s BEST features and compensate for its shortcomings.
Step 05: Professional Photography
Our in-house photography team will come and take High Quality (HDR) photos of your home. We ALWAYS use professional photography for our listings because light, bright and sharp photos stand out to Buyers looking for their next home.
Step 06: Marketing Strategy
We use a three-pronged approach to marketing- Digital | Print | Networking.
Digital: We invest in professional photography so that everyone searching online sees your home in its best light. We only submit high resolution photos to FMLS, GAMLS and KWLS. The data and photos submitted to the three aforementioned sites are then pushed out to Zillow, Realtor, Redfin, Trulia and over 76,000 other websites worldwide. As well, we utilize strategic social media campaigns on Facebook, LinkedIn, Pinterest, Instagram, and Twitter to keep your listings top-of-mind to potential buyers.
Print: Depending on the marketing needed for your home, we can create visually captivating print pieces. We use the high quality photos of your home to create business cards, thank you cards, postcards, door hangers, and flyers. We capture potential buyers through targeted mail campaigns, open-houses in your neighborhood, and in various other locations that fit the marketing need for your home.
Networking: Our team has been in real estate since 1994 and we have an expansive network. We are active in the community with the local Chamber of Commerce, volunteering, faith communities and other personal relationships. While 93% of people find their home online, 40% of those decide to buy through a personal relationship with a salesperson contact.
